KITCHEN USE:
The kitchen is available for normal activities such as cooking and eating. House Members must clean up after themselves, including kitchenware, dishes, and any items used within 24 hours.APPLIANCE USE:
Appliances are to be used responsibly, with the refrigerators for storing food, the stove for cooking, and the washer and dryer for regular clothing only. No clothing with harsh or hazardous chemicals (e.g., paint, glue) is allowed in the washer or dryer. The dishwasher is to be used as a drying rack only and not operated otherwise.COMMON AREA USE:
Living room and kitchen are available for normal use, such as sitting, walking, talking, and resting, but not for sleeping. Common areas, including shared bathrooms, should be kept sanitary, clean, and free of clutter. Each House Member has equal access to common areas.TELEPHONE / INTERNET USE:
The Internet is for normal streaming, such as YouTube, social media, and music. High data consumption may incur additional charges. Personal phone conversations should be kept at a normal volume to respect others' need for quiet.NOISE / QUIET HOURS:
House Members should not be disruptive or loud during normal sleeping hours on weekdays. Be respectful of other roommates' work hours.SMOKING POLICY:
Smoking and vaping are prohibited inside the entire property, including individual units, common areas, and adjoining properties. Smoking is to be done in the backyard only (not in the front) and 20ft away from any door or window.ALCOHOL / DRUG POLICY:
Prescription drugs are allowed. The property is not 4/20 Medical Marijuana friendly. No heavy or illegal drugs, such as cocaine or illicit drugs, are allowed. Excessive alcohol consumption is not permitted.PROHIBITED ACTIVITY:
House Members and their guests shall not engage in criminal activity, facilitate criminal activity, use the residence for criminal activity, or engage in any illegal activity, including drug-related activities, prostitution, criminal street gang activity, or threatening behavior. Violations will result in immediate termination of the lease.COMMON COURTESY RULES:
Home sharing requires communication, respect, and flexibility. Keep doors locked for safety, communicate with housemates about guests, and address any issues directly and respectfully.CONFLICT RESOLUTION OR DISPUTES:
House Members should make reasonable efforts to maintain a peaceful environment and resolve any differences among themselves in good faith before involving the Property Manager or its agents. This includes being courteous and peaceful within the house group chat.HOUSE RULES ENFORCEMENT:
A "Three Strikes" policy will be implemented; any House Member found in violation of the House Rules three times will have their Agreement terminated with 30 days' notice.RESPECT THE COMMUNITY:
Prohibited activity will result in automatic termination of the lease. -
At The CoLiving Co, we strive to create a comfortable and harmonious living environment for all our residents. One of the features of our co-living space is our shared bathroom facilities. To ensure a pleasant experience for everyone, we've outlined some guidelines and information about our shared bathrooms below.
Floor-Specific Sharing
The bathrooms are shared only among the tenants residing on the same floor, ensuring a more comfortable and manageable sharing experience.Cleanliness
Please leave the bathroom as you would like to find it. Wipe down surfaces after use, including the sink, countertop, and shower area. We provide cleaning supplies for your convenience.Personal Items
To keep the bathroom tidy, please store your personal toiletries in your room and use a caddy to bring items to the bathroom as needed. Avoid leaving items in the shower or on the counters.Shower Schedule
To prevent morning rush and conflicts, we encourage residents to communicate and coordinate shower times, especially during peak hours.Privacy
Respect the privacy of your fellow residents. Knock before entering if the door is closed, and lock the door when using the bathroom.Ventilation
After showering, please use the exhaust fan to reduce humidity and prevent mold.Toilet Etiquette
Always flush after use and keep the toilet seat and lid down. Please use trash cans for any feminine products and/or wipes If you notice any plumbing issues, please report them to management promptly.Guests
Guests are welcome to use the shared bathrooms, but please ensure they follow the same etiquette and policies. -
House Members are allowed to have guests, but they must respect the shared living environment and adhere to the following guidelines:
VISITATION HOURS:
Guests are allowed between 8:00 AM and 10:00 PM. Overnight stays are not permitted without prior approval from the management team.SAFETY AND SECURITY:
House Members must accompany their guests at all times within the property. Doors should remain locked, and guests should not be given access codes or keys.ANNOUNCEMENT OF GUESTS:
All guests must be announced in the house group chat including when they will be in the home and full name. This is a necessary step in making sure the home is safe for ALL members.NUMBER OF GUESTS:
No more than two guests per House Member at any given time.RESPONSIBILITY:
House Members are responsible for their guests' behavior and must ensure they follow all house rules. Guests should not disturb other House Members or neighbors.COMMON AREAS:
Guests are allowed in common areas but should not monopolize these spaces or prevent House Members from using them.OVERNIGHT STAYS:
Overnight stays are limited to two (2) consecutive nights and no more than four (4) nights in a rolling month, with prior approval required. House Members must inform the management team of any planned overnight stays.LIABILITY:
House Members are liable for any damages or issues caused by their guests.VIOLATIONS:
Repeated violations of the guest policy may result in disciplinary action, up to and including termination of the lease.
